House with a brick attic. Houses with a brick attic

Nowadays, in order to somehow increase the living space in a house, the construction of houses with an attic has become popular. This living space is located in the attic or top floor buildings, under a high slope or sloping roofs to her.

It does not have the usual design, consisting of two parts: the upper one is flat, and the lower one is steep. Thanks to this roof design, heat loss is significantly reduced. These amazingly varied roofs are a delight.

What is an attic

Back in the mid-19th century, the French architect François Mansard used attic space with a broken roof for housing.

If you were to add another floor to the house and put a roof on it, it would be much more expensive.

The attic is not only an expansion of living space and rational space saving, it is also a big front design works and the main architectural object in the house. Here you can arrange a bedroom, a nursery or a sports room. Windows play an important role. Through them comes a lot of light and additional ventilation.

Now they are being built everywhere and you can see many options for houses with a brick attic.

Projects of a brick house with an attic

Project brick house with an attic consists of the following features:

In appearance, brick can be smooth, rough, shiny, or corrugated. This brick gives the building elegance and uniqueness. It doesn't need to be plastered.

There are many reasons to build a brick house:

  1. At correct masonry, a brick house will serve more than one generation of residents.
  2. He's one of the building materials is not afraid of biological influences, namely: fungus, mold, insects, mice, etc.

  2. Increases home safety due to its fire resistance.
  1. They make it out of natural materials, which makes it environmentally friendly.
  2. Brick “breathes” and creates a favorable indoor climate.

Nothing is universal. Where there are advantages, there are also disadvantages. This also applies to brick, and here's why:

  1. This is an expensive construction product. Many people can't afford it. But it’s worth it, since a house built from it will last for centuries.
  2. Heavy buildings require reinforced foundations to be included in brick house designs. It must be precast reinforced concrete.
  3. If they have the ability to absorb water, such rooms need to be heated regularly to maintain constant temperature and humidity. It is desirable that there be central heating, not stove.
  4. It is necessary, a lot depends on it. For an inexperienced person, this will take a lot of time.

To draw up a plan for a brick house with an attic, you need to think through some points when drawing up the project, these include:

  • The relief of the site on which the house will be built. Examine the soil for the degree of freezing, level groundwater. If the soil is weak and high level water, it is necessary to construct a pile-screw foundation.

A solid foundation gives you confidence that your home will be reliable protection for you and your grandchildren for a long time.

Projects of houses with an attic video:

Sometimes during construction a combination of two different building materials is used. Often erected brick house with wooden attic . This is a wonderful architectural composition. This combination can be seen in rural areas during the construction of private houses.

Stages of building a house with an attic

To properly build an attic you need:

  1. Make a plan for the attic space.
  2. Check the foundation and load-bearing walls. Correct all identified defects.
  3. Remove the old roof.
  4. Do mansard roof, according to the project.
  5. Build end walls.
  6. Carry out steam, hydro and heat insulation work.
  7. Make a covering that matches the attic roof.

The attic is made of lightweight materials.

Wooden attic on a brick house must be reliable and strong to withstand strong wind And a large number of snow in winter, as well as roof covering material. To do it right, you need a person who understands this matter.

  • You must first properly arrange the rafter system.
  • It is built from beams of various widths and lengths.

At first . It serves as the extreme lower support for the rafters. This is a beam or log that is laid on top along the perimeter outer wall. Its structure depends on the cross-section of the logs. The most reliable section is 20x20. The distance between the logs should be exactly 1 meter.

  • If you are completing the attic on a brick house, only after protecting the logs from moisture with roofing felt, do you attach the studs to the mauerlat bars, strictly in the middle.
  • If the attic is being built along with the house, the studs are attached immediately during the construction of the walls, during the construction of the mauerlat.

The Internet will help solve all questions. Enter in a search engine: “brick houses with an attic photo” and start doing everything step by step.

  • Additionally, they are strengthened by making the correct sheathing. This strengthens the roofing material.
  • Roof shingles must be installed professionally. After all, the roof plays one of the main roles in the house. It is exposed both from the outside (climatic conditions) and from the inside (humid air and condensation from the premises).
  • Qualitative roofing material takes care of steam, heat and sound insulation. One of the best options would be metal tiles.

Developers quite often think about the question of which projects are best suited for them: two-story or brick house projects with an attic. The choice between a residential attic or the second floor is very important, since the convenience of living in a new house, the layout of the first floor and upper tier, house design and the cost of implementing the turnkey project as a whole.

Compare projects of brick houses with an attic and projects two-story houses possible based on many criteria. Having a broken shape of the premises and unusual windows, the attic allows you to implement original design solutions. The attic differs from the attic in that it is a living space. If the layout of brick house projects with an attic involves placing the main premises on the ground floor, then the attic itself is a rarely visited room.

For many reasons, our clients choose projects of two-story houses or projects of houses with an attic (brick and others stone materials suitable for implementation). The most popular of them are:

  • The need or desire to have a spacious house with a small plot;
  • The need to build a two-story house, since this is regulated by local building codes;
  • Desire to look at beautiful views from the windows of the upper floors.

If at least one of the reasons suits the developer, then he needs to decide which house project is better to buy: a two-story house or a brick house project with an attic.

To do right choice developers need to understand the difference between plans for brick houses with an attic and plans for houses with two floors. More precisely, you need to know what exactly is the difference between an attic and a floor.

A tier in which the height of the walls is the same along the entire perimeter, the roof rests on them and the rafters constitute a floor.

The attic is a tier, the height of the walls of which changes under the roof slope.

Design of brick houses with an attic

Developers can safely choose brick house designs with an attic if perfect home in their understanding has an acute gable roof, decorated with ceramic tiles and lucarnes. Such a house is more comfortable, beautiful and convenient for them to live in.

Houses with a full second floor look more modern and elegant. In addition, thanks to modern architectural techniques, a two-story house can be eliminated from the “cube” stereotype and made more attractive than houses with an attic.

Project plans for brick houses with an attic: plot for implementation

Choosing architectural projects it is necessary to compare the number and area of the required premises with the size of the building plot. It is not advisable to build up a large part of the site with houses, since there will be no room left for a garden.

For compact plots, designs of two-story houses are suitable, in which the second tier will accommodate maximum amount premises. This will reduce the area required for construction. If the size of the land plot is limited, but to realize the dream of a roof beautiful shape If you still want to, you can choose ready-made projects attic houses made of brick.

On large areas, it is possible not to limit the area of the ground floor premises and place on it all the rooms that serve as a day zone. Such projects are good and convenient, since from the first floor you can go directly to the garden, and the attic will be occupied only by bedrooms.

It should be noted that the design attic floor requires an individual approach even when choosing furniture. The author's design of the premises, which can be ordered for a separate price, can make the rooms on the attic floor more comfortable and cozy. Can be changed if necessary standard layout brick houses with an attic.

Projects of attic brick houses: expert opinion

For developers who are thinking about choosing a project with simple second floor or a project with an attic even before construction begins, it is necessary to compare cost estimates for both houses, taking into account the design stage. Since the weight of the attic is less than the weight of a full second floor, it is possible to save on the foundation.

In the case when the developer wants to reconstruct his existing a private house, then he must first order a calculation of the bearing capacity of the foundation, and only then choose the option of the upper tier. Most likely, the existing foundation can only withstand the load from a light attic.

Comparing the costs of projects of brick houses with an attic (photos, diagrams, videos, drawings, preliminary designs are available on the website for viewing) and on two-story houses, you should not compare the cost of 1m2 of each of the solutions. Such comparative calculations are not entirely correct, since in two-story houses the useful volume of the house is much larger, while in attic cottages most of the area remains unused.

According to the calculations of the builders, savings due to the construction of the attic floor are still possible. But the costs per square meter of usable attic area (if the height is at least 2 meters) will increase significantly. If the developer nevertheless decides to opt for a full second floor, then in addition he will also receive an attic, which over time can also be decorated and used.

We wish you to find in our catalog, updated in 2016, the most suitable plan for a brick house with an attic.

Ready-made projects of houses with an attic made of foam blocks

Considering various options materials for the construction of buildings with an attic floor, we can conclude that the most popular is the development of a house project with an attic, photos of which are easy to find on the Internet. Such a building is characterized by high construction speed and lower costs for building materials. Unlike wooden structures, foam blocks do not shrink, and compared to brick, they are much better processed, allowing you to create non-standard construction solutions - from bay windows to towers.

The advantages of choosing this material for making a house with an attic include the light weight of the blocks and their increased frost resistance and fire resistance. In addition, foam blocks are among the most environmentally friendly types of building materials and have high vapor permeability, which allows them to be used inside the building. And to build a house with an attic floor out of them means making a choice in favor of reducing the cost of work and increasing the comfort of living in such housing.

Compact house with attic: 6x6 layout

A standard house plan with a 6 by 6 attic involves the construction of a building designed for 3–4 people. In this case, part of the residential area will be located in the upper part of the building, since small sizes The bottom one will allow you to place only a utility unit in it. The advantages of a house project with a 6x6 attic include:

  • minimum time for manufacturing a building (within 1–2 months, depending on the material);
  • savings on payment utilities– heating such a small area (30–35 sq. m on the ground floor, 15–25 sq. m in the attic) will require no more energy resources than a two- or three-room apartment;
  • low construction costs - especially if you choose 6x6 projects with an attic. A good option There will also be a building made of foam blocks.

With the right layout of a 6 by 6 house with an attic inside, you can place enough rooms for comfortable stay, and for storing things. To create a storage room, you can use the space under the attic floor. The kitchen is usually combined with the living room. And the bathroom is made in the form of one common block, located on the ground floor.

When planning the placement of rooms in a building with permanent occupancy, or choosing finished project country house 6x6 with an attic, it is worth considering not a gable roof, but a sloping roof. This will allow you to increase the size of the upper part of the building, turning it from a kind of attic space into a living area or summer holiday. Installing a terrace in front of the house will further increase the space.

House layout 9 by 9 with attic: photos, features

The construction of a building measuring 9 by 9 meters allows you to place a lot inside more rooms and zones compared to compact buildings 6 x 6. For such a house layout with an attic, photos of which are often found in catalogs construction companies, it is possible to provide accommodation big family– from 4 to 8 people. The total area of the building's rooms reaches 120–150 square meters. m, depending on the type of roof and the size of the flight of stairs.

The typical layout of premises for such a house is as follows:

  • on the ground floor there is a spacious living room and a kitchen-dining room;
  • on the second floor there are from 2 to 4 bedrooms, a balcony or terrace;
  • a utility block (boiler room, pantry) is installed on the ground floor, and bathrooms are located in both the upper and lower parts of the building.

On the ground floor there is often a veranda for relaxation in the warm season. Ah, thanks large sizes building, there is enough space left on the ground floor for... If the residents of a house with an attic own only one car, you can place it inside small garage(having allocated an area of 3 x 9 m). For two and more The car garage building is built separately from the main building.

Layout options for a 10 by 10 house with an attic: photo

Almost all projects of a 10x10 house with a foam block attic are not much different from 9 by 9 buildings. However, by increasing the total area by 25–35 square meters. m building will provide additional space for one or two more residents. The number of bedrooms inside the house increases - on the attic floor, occupying from 50 to 80 square meters. m, there may already be from 3 to 5.

At the same time, the cost of construction and the costs of insulation, communications and roofing increase. But the increase in the estimate is fully justified in comparison with both smaller buildings with an attic and two-story houses.

If there is enough space for the residents of such a building on the ground floor, an attic part of this size allows for a home theater and guest rooms. In this case, heating is not carried out in the attic, which allows it to be used only in summer time. During the cold season, this space serves as a place to store clothes and other things - while part of the floor is given over.

Other options for a house with an attic: photo projects

In addition to the most popular options for the size of buildings with an attic floor, you can use dozens of others. Starting from the layout of an 8 x 10 house with an attic, a photo of which can be seen below, and ending with projects of 9 x 12 and 10 x 12 meters. Buildings of a larger area are rarely made with an attic floor - there is enough space inside without additional rooms. Although, unlike compact houses, such buildings make it possible to more conveniently locate the staircase assembly, the dimensions of which practically do not affect the overall territory.

Projects big houses with attic floors require an increase in the number of bathrooms. Now on the second floor there must be a separate toilet and bathroom - and even two, since the number of people living in the building can reach 8-10 people. To increase the convenience of residents, it is possible to provide two separate ascents to the attic floor - and even two entrances to the building itself.

Projects of houses with an attic: photos with drawings

Compilation project documentation before starting construction of a building with an attic floor, includes not only the layout of the rooms, but also drawings individual designs. Special attention You should pay attention to the diagrams of the roof, rafter system and flight of stairs. These parts of the building will differ from similar elements of buildings with one and two floors.

Features of planning a flight of stairs

When planning, approaches to it from different parts building. The dimensions of the structure are determined by the frequency of use of the attic floor:

  • if people live in it permanently (with heating and bathrooms), it is made of two spans with a platform in the middle and mandatory railings;
  • to use the upper part of the house only in the summer and the small size of the attic in plan, it is allowed to construct a small spiral staircase (to save space) half a meter wide.

For big building There can be two on the attic floor - in opposite parts of the house. The width of the structure can be up to 1 meter, which allows for even two-way movement. It is recommended to place flight of stairs so that its slope remains parallel to the roof slope - this will allow for sufficient headroom during lifting.

Roof drawings and diagrams

The design documentation for a building with an attic must include detailed description and schematic images of the roof, including its geometric shape, slopes and geometric dimensions. The project must be accompanied by information about the thermal insulation of the roof, the quality of which determines the energy costs for heating and the microclimate in the attic area during the cold season. The materials and thickness of the insulation are selected using calculations. To do this, you can use special programs - including online applications - but only a specialist can correctly calculate the design.

Despite the importance of taking into account the thickness of the insulation, an even more important step is the design of the rafter system. Due to the fact that the attic will be used for temporary or permanent residence, the roof structure will differ from the roof an ordinary house. And the process of constructing the system will take much longer.

Rafter system for the attic

For a sloping roof (most often chosen for houses with an attic), the rafters must withstand serious loads - wind and snow. To take it into account, special formulas and tables are used.

Table for taking into account wind loads And the construction process consists of the following stages:
  1. Installation of the first two racks along the edges of the building on which the system will rest;
  2. Checking the vertical position of the posts and tying twine to them, which will act as a guide for other supports;
  3. Installation of the remaining racks;
  4. Installation of purlins and their docking to racks;
  5. Installation of the bottom row of rafters, according to the building drawings. For this, inclined rafter legs are used;
  6. Construction of the upper part using hanging truss structures small size.

Rafter trusses are made according to a special template and reinforced with struts. And in order to avoid sagging ceiling beams, which must constantly withstand a large load, they are connected to the rafters using hangers. The final stage is the construction of a sheathing on top of which the roofing covering is laid.

Project development requires a special approach to roof construction. Due to the fact that the slope of the broken structure is too great, it will not be possible to continue the roof in the direction. And changing the angle of the roof can lead to a deterioration in the aesthetic characteristics of the building. Therefore, the garage can be covered with one roof only for the gable option. For the more common option with a sloping roof, the garage is covered separately.

A well-thought-out design of a one-story residential building with an attic allows you to increase usable area cottage almost doubled. Such opportunities attract many buyers who want to build a country house with minimal costs. But, before ordering plans for one-story houses with an attic, you should find out more about such projects. Attic - features and benefits

The very first attics appeared in the 17th century in France. Architect François Mansart came up with a steep, angled roof, under the rafters of which he began designing living quarters. This roof became known as Mansarova. The idea was liked by many, and became widespread not only in France.

Today best projects one-story houses with an attic are supposed to be placed on additional area bedrooms, children's rooms, offices and even comfortable bathrooms. The premises are illuminated from the gables, through dormers or attic windows.

Here you can arrange a cinema hall or a billiard room. And what is also important: even small house with an attic it looks richer and prettier than an ordinary one-story one with a veranda or terrace. The attic always gives the building an exclusive, catchy look. Modern attics are in no way reminiscent of those damp and gloomy rooms under the very skies that were offered to poor people in past centuries. Projects of small one-story houses with an attic are chosen by quite wealthy customers seeking coziness and comfort. But, of course, in order for the operation of the attic to be safe, it is necessary to take a responsible approach to the development of the project.

The design of a 1-story house with an attic often includes another interesting building element - a bay window. In our catalog you can find similar options. And if you like something exclusive, we are ready to take on the development individual project Houses.

An attic is a significant saving on building materials and work for the construction of a full second floor, additional living space, office, nursery or a guest room. Attic space it is used rationally and does not require special investments for the construction of walls, ceilings and interior decoration.

A private house with an attic is unique design interior layout and original appearance. Advantageous solution buildings relative to material costs. After all, residential square meters increase, and the construction of additional capital walls is not required. Savings are also obvious if the land plot is small. The main thing is a correctly created project.

Advantages of the attic

The attic adds living space to the house by using an additional level. The room can be an excellent place for a workshop or smoking room, which are not always appropriate in the main part of the house. Subject to compliance with all necessary technical rules, the attic reduces heat loss from the building through the roof. The room can be decorated in an interesting, individual style, distinctive from the main composition of the house.

But there are also difficulties. Dormer windows They are not cheap, and the angle of inclination and floor beams require an experienced designer's eye, otherwise the room will not be very comfortable. In addition, when snow drifts accumulate, it will not be so easy to clean the windows if they are built into pitched roof. However, there are still more advantages, and technological issues can always be resolved.

Features of building a one-story house with an attic

A simple one-story house with an attic can be built either from foam blocks or using brick or timber. Considering that the roof will be exposed negative impact climatic factors from the outside and a certain influence from the inside, it is necessary to take care of high-quality hydro, heat, sound and vapor insulation. Ventilation must be sufficiently functional, for which free space must be left between the thermal insulation and the roof.

A strong rafter system is required. Supporting structure made of wood or metal profiles (stone and concrete should not be used, this will create a high load on the floor). The rafters are placed at an angle of 30-60 degrees.

All elements of the attic must be strong, but light. It is best to cover the roof with soft or metal tiles, slate sheets. Since metal conducts heat too well, in cold weather the room will not be protected from serious heat loss. It is recommended to use as insulation mineral wool. Finish fences with plasterboard. For internal partitions Plywood or plasterboard sheets are suitable.

Even in small houses, the attic can always be arranged in a very original and stylish way: make windows in the roof, add decorative beams. Projects where the roof has a different angle of inclination (but not less than 38 degrees) look especially advantageous; this allows you to zone the room.

Which attics are best for a private home?

How exactly to position the attic, what size it should be and what materials will be needed depends on several factors:

  • how many people will live in the room;
  • purpose of the attic: office, playroom, bedroom;
  • period of operation: year-round or only in the warm season;
  • how the roof is designed (gable, dome, half-hip or hip);
  • what the building itself is made of (brick house, foam block, cinder block, etc.);
  • material used for floors.

The fastest and easiest will be a single-level attic under gable roof. Minimum required additional elements designs. Pediments in in this case used as a place to install vertical windows.

However, most of the area remains unused, so it is more profitable to equip the attic under a sloping roof. This will complicate the design and construction works, but all the space will be used as efficiently as possible.

The most preferable is an attic under a hip (hipped) roof. The design is quite strong and does not deform under the influence of external factors, resistant to wind and snow. But if the building is very small in size, arrange comfortable attic will not work.

Projects of houses with an attic

An attic can decorate the entire private home or be its functional addition. How the floor will be equipped and located depends on the wishes of the owners and the design of the building itself.

House with a gable roof. The first floor is represented by one big room, all the space above it is reserved for the attic. This is the simplest and budget solution, if enough light comes through the windows and no additional sources of daylighting in the roof are required. In this case, the staircase is moved outside the house, which saves space. This option is suitable for a country house without a garage.

House with attic and terrace. It can be considered both as an option for a country holiday, and as a full-fledged residential building. In this case, the terrace does not have to be located on the attic floor. The drawing is in the photo below.

But the terrace will also look good as an element of the attic floor

A fairly simple project for combining an attic above a garage. Ergonomic, convenient, and does not take up unnecessary square meters land plot. The staircase can be installed both in the garage and in the main part of the house. In the first case, the car owner receives complete autonomy, which is important if you rent out the house. But designing such a building requires consultation with a professional architect in order to correctly distribute the weight across all structural elements.

Attics in cottages made of timber. Such houses are indispensable for a large family. Or even several married couples.

If desired, you can combine everything: an attic above the first floor and a terrace above the garage.

The project might look like this.

You can find a huge selection of projects of any type of complexity in the online store “Cottage Projects”

Technical requirements for attics

The roof covering should be durable, but light, so it is better to choose ondulin or metal tiles.

The attic tier is more susceptible to heat loss and condensation, which means you should not skimp on heat, waterproofing and good ventilation.

It is preferable to make internal attic partitions from plasterboard, wood and metal profile to reduce the load on the interfloor ceiling.

No matter what material the roof is made of, sound insulation will require a lot of money. Go cheap, and the sounds of rain, wind and falling snow will be heard quite loudly.

The line of intersection of sloping or sloping roofs and the facade should be located at a level of about 150 cm relative to the attic floor. With the recommended floor-to-ceiling distance of at least 2.5 m for residential premises, in the attic floor the space with such parameters should be 50% or more of the entire room.

In general, an attic can be built in any one-story house, but it is better to design its location in advance, even at the stage of creating a plan for the future structure.

Project for a house with an attic and a garage

A beautiful house project with an attic and a garage will not be too expensive if you first decide on the construction plan and the required square footage of all the premises.

If you build a house, with total area 111.9 m2 and residential - 70.60 m2, plus a garage - 17.80 m2, you will need to spend 10-25 thousand rubles on the development of an individual project.

Depending on the purpose, the attic can be built only above the garage or use the entire area of the house box. What are the designs of one-story houses with an attic, the photo is given below. Ready plan with an attic, excluding the area allocated for the garage and in the absence of a basement:

First floor projection

Projection of the attic floor

In this case, the entire load falls only on the load-bearing walls of the house box.

The angle of inclination of the roof with this layout is 42-43 degrees, the height of the ridge is 8.0 m. The size of the attic is 32 m2, which can be divided into three rooms, staircase, bathroom, storage room and front room.

Project for a simple one-story house

For a house made of foam blocks with an area of 139-140 m2, without a garage and basement, basements and basements, the design of the attic floor can look modest and unassuming, maximally saving free space for any purpose.

In small-sized houses, in order to have more additional living space, you can arrange an attic space for comfortable living above the frame of the house and above the garage. The only exception is extensive basements. Then it is better to limit yourself to only that part of the structure where they are not.

Installation of a rafter system for a house made of timber with a gable roof

First of all, the slope of the roof must correspond climatic conditions region. Where there is frequent heavy precipitation, the roof should have a sharp slope of 50-80 degrees.

In areas with high intensity winds, on the contrary, flat roofs are suitable, which will help reduce the pressure on the roof structure.

For rafter systems under the attic it is necessary to install mauerlats. These are 10x10 cm beams that ensure distribution of the roof load over the entire surface it covers. Mauerlats are placed under rafter leg or installed along the length of the entire building. Usually used wooden structures, but if the roof is supposed to be made of metal roofing, you need to use metal profile Mauerlats.

The cross section of the beam is shown in the photo below.

Everything that is required to build an attic, decide on the size of the room and its purpose, develop a project, study necessary materials, their number and you can begin construction.
